Roof Replacement Cost Calculator: The Full Job, Priced
A new roof is the most expensive single repair most homes ever need, and the quotes are the hardest to compare, because no two of them include the same things. This roof replacement cost calculator prices the full job — stripping the old roof off, checking the deck, new underlayment, the material itself, labour and disposal — so a quote can be judged against the whole picture. How many shingles and bundles a roof needs, and how pitch changes the count, live on the Roofing Calculator; this page prices the replacement, not the shopping list.
The defaults describe the commonest job in the country: a 1,700 sq ft roof in asphalt shingle at $5.50 per sq ft installed, $9,350 all in. Pick a different material and the installed price updates — architectural shingle, standing-seam metal, tile and slate are all in the list — but the price field stays editable, because a roofer’s local rate always beats a national average. Tick the second-layer box if your old roof has two layers on it.
If your roof is near the end of its life, the worst strategy is waiting for a leak to make the decision for you. Water under old shingles rots the decking, and rotten decking is one of the extras below — priced by the sheet, discovered mid-job, at the moment you have the least leverage.
How this calculator works
The calculator multiplies your roof area by the installed price per square foot for the material you pick. That price already includes a standard tear-off of one old layer, the new material, underlayment, labour and disposal. Complexity then adjusts the result: a simple roof runs at the base rate, an average roof with a few valleys costs about 10% more, and a complex roof full of hips, valleys and dormers about 25% more, because every cut and flashing takes time. Ticking the second-layer box adds $0.75 per sq ft for stripping the extra layer. Results show the cost per roofing square — 100 sq ft — the total, and a ballpark range.
Why a range at all? Because no calculator can see your roof. Steepness, storeys, access for the dump trailer and the state of the deck all move the final quote, so the honest figure is a band — and the inspection narrows it.

No idea? A 1,500 sq ft single-storey home usually has a 1,700–1,900 sq ft roof once pitch is counted — the Roofing Calculator can work out your roof area.

What a roof costs per square
Installed prices per roofing square (100 sq ft), including a standard tear-off — typical US ballparks for 2026, before the extras in the next section.
| Material | Cost per square |
|---|---|
| Asphalt shingle | $450–750 |
| Architectural shingle | $550–850 |
| Metal (standing seam) | $900–1,600 |
| Clay/concrete tile | $1,000–1,800 |
| Slate | $1,500–3,000 |
Asphalt dominates the low end because the material is cheap and a practiced crew strips and lays it fast. Metal, tile and slate cost more per square mostly in labour: every piece is heavier, slower to fit, and far less forgiving of mistakes.
Extras that surprise people
Rotten decking. The plywood or boards under the shingles only reveal themselves once the old roof is off. Replacing damaged sheets is charged per sheet, and a roof that has leaked quietly for years can need several. Flashing and vents. New flashing around chimneys and in valleys, plus vent boots and ridge vents, are sometimes quoted as extras rather than included. Permits. Most areas require one for a full replacement, commonly $150–500. Disposal. Dump fees for tons of old shingles add up, and a second old layer roughly doubles the weight — and the fee.
None of that means every extra is padding. A good quote names them separately precisely so you can compare: what is included, what is priced per sheet or per foot, and what would trigger a charge. The quote that says just “new roof” and a single number is the one to interrogate.
How long each roof lasts
Price is only half the value question; the other half is how long the roof serves. Asphalt shingles last about 20–30 years, architectural shingles 25–30 years, metal 40–70 years, tile 50 years or more, and slate 75–100 years or more. Spread over its life, a metal roof at two and a half times the asphalt price can cost less per year — if you plan to stay in the house long enough to collect. Sell in five years and the calculus flips: the next owner gets the long life, you get the bill.

Frequently asked questions
How much does a new roof cost in 2026?
A typical 1,700 sq ft asphalt shingle roof lands around $9,350 fully replaced, tear-off included, with most quotes between $8,000 and $11,500. Metal, tile and slate run far higher, and steep or complex roofs add to any material.
What does a roofer mean by a square?
One roofing square is 100 sq ft of roof area. Roofers quote per square because it keeps the maths simple: a 1,700 sq ft roof is 17 squares, priced at the per-square rate for the material.
Is tear-off always necessary?
For a replacement meant to last its full life, yes. Roofing over old shingles traps their wear under the new layer, shortens the new roof’s life, hides rotten decking, and can void the manufacturer’s warranty. A second layer is sometimes allowed, but it is a compromise, not a saving.
Which roofing material is best value?
Architectural shingles, for most homes: a longer life and better wind resistance than basic asphalt for a modest step up in price. Metal wins on lifetime value where the budget allows — 40–70 years of service can outlast two shingle roofs.
